Retaining Walls in Minto

Minto sits on undulating ground above the Georges River valley, on Bringelly shale that weathers to a stiff reactive clay. A lot of the suburb was developed in the 1970s and again through the Minto renewal, so there are two distinct waves of retaining wall out there. The older walls are almost all treated pine sleepers with a plain soil backfill, and forty years on plenty of them are rotted, bowed or already down.

Replacing one of those walls is not simply a matter of swapping the boards. We take the old wall out, re-cut the batter to a safe angle, drill new post holes to an engineered depth, then build in concrete sleepers or core-filled block with a proper drainage zone behind the face. That means a slotted agi line sitting in clean aggregate, geotextile to stop the clay silting it up, and a pipe taking the water somewhere it can legally go.

Why have so many Minto retaining walls failed?

A combination of material and drainage. The original estate walls were treated pine sleepers backfilled straight with the clay that came out of the cut, so water had nowhere to escape and the timber stayed permanently damp. Reactive Bringelly clay then pushed on them every wet season while rot and termites worked from the other side. Once a timber wall has bowed and the posts have softened at ground line, patching it is throwing money away.

How deep do you dig the footings on a Minto wall?

Deep enough that the post is anchored below the ground that moves. On this clay we are usually embedding a sleeper wall post between a third and a half of the exposed wall height in a concreted hole, more if the wall is surcharged or the soil is very reactive. For anything over a metre the structural engineer nominates the depth and diameter, and we drill exactly to it rather than working off habit.

Do I have to pay for a wall on the boundary with my neighbour?

Retaining walls are not dividing fences, so the automatic 50 50 split people expect from fencing law does not apply. Responsibility generally follows whoever created or benefits from the difference in ground level. When an old shared Minto wall collapses, the pragmatic answer is usually a written agreement to share the rebuild. We quote the wall and any fence above it as separate items so both households can see what they are agreeing to.

What should I rebuild a failed Minto timber wall with?

For most back yards, concrete sleepers in galvanised steel H beams. They cost more than pine up front and last several times as long, they will not rot or attract termites, and the steel posts can be embedded far deeper than a timber post practically can. If the wall is tall for its length, curved, or carrying a driveway, core-filled besser block is the stronger option. Sandstone suits garden settings where appearance leads.

Does Campbelltown Council need to approve my Minto retaining wall?

Under 1 metre, unsurcharged and clear of boundaries and easements, many walls are exempt development. Over a metre, or where the wall retains a driveway, pool, structure or the adjoining property, Campbelltown City Council will want engineered documentation and an approval. Rebuilding an old wall at the same height does not automatically make it exempt either, so we check the numbers on site before quoting.
